Our Story

Started With One Machine and a Stubborn Streak

Columbia Exterior Cleaning started the way a lot of good trade businesses do: a trailer, a pressure washer, and a low tolerance for the wand-stripe driveways and blasted siding other outfits around the Midlands were leaving behind. The bet was simple — learn the right method for every surface, quote it straight, and let the before-and-afters do the selling.

The big jobs are what sharpened it. One property can be a wall of glass, a deck that never fully dries out under the oak canopy, stucco or stone holding humidity, and a driveway long enough that one bad pass shows forever. Four surfaces, four settings, one visit. You cannot do that with one machine and one nozzle — and finding that out is what turned a pressure washing business into a method one. It's the same reason the storefronts and offices we clean now get the same treatment as the houses.

What’s the difference between soft washing and pressure washing?

Pressure washing removes dirt with force. Soft washing removes it with chemistry, at roughly garden-hose pressure. Anything alive — algae, mildew, lichen — needs to be killed rather than blasted off, or it regrows within months. Anything porous or fragile — siding, stucco, screens, old wood — gets damaged by high pressure. We use pressure on hard flatwork like concrete, and soft washing on almost everything else.

How long do results last in the Columbia, SC climate?

House washing typically holds up 12–18 months, and decks, fences, and concrete run around 12 months. Heavily shaded, north-facing walls under oak and pine canopy are always first to regrow, and anything near open water — Lake Murray, the Congaree, the Saluda — regrows a little faster than the same surface further inland.

Do I need to be home for the appointment?

No. We need access to an outdoor water spigot and to any gated areas, and that’s it. Most of our customers are at work while we clean, and we send a photo set when the job is finished.

What’s your rain policy?

Light rain doesn’t affect most of what we do. Heavy rain, lightning, or high wind means we reschedule — we’ll call you the morning of rather than leave you wondering, and you go to the front of the next available slot.

When do I pay?

After the work is done and you’ve seen the result. There’s never a deposit for standard residential jobs. We take card, bank transfer, and the usual digital wallets.
